Booking terms

These terms apply when you book a stay at The Acorn Library directly through this website. Bookings made through Airbnb or other platforms are covered by that platform’s terms instead.

The Acorn Library is operated by Roots & Wings Devon Ltd, a company registered in England and Wales (company number 14237953), registered office Coombe Park Farm, Woodbury Salterton, Exeter, EX5 1PZ. In these terms, “we” and “us” means Roots & Wings Devon Ltd, and “you” means the person making the booking.

1. Your booking

Your booking is confirmed once your payment has been taken and we have sent you a confirmation email. If a booking can’t go ahead for a reason on our side, for example because the same dates were booked elsewhere moments before you paid, we will tell you straight away and refund you in full.

The person making the booking must be 18 or over and will be responsible for the stay and for everyone in their party.

To cancel, email hello@theacornlibrary.com. Refunds go back to the card you paid with, normally within 5–10 working days.

4. Cancellations by us

If we have to cancel your stay, for example because of damage to the Acorn or severe weather that makes it unsafe, we will give you a full refund. We are not responsible for other costs you have paid, such as travel, so we recommend travel insurance.

6. Safety

The bed is on a mezzanine reached by a ladder, and the outdoor bath sits on a raised deck. Please take care, especially at night and after a drink, and don’t leave the bath or its hot water unattended. The Acorn is in the countryside, so expect uneven ground outside.

7. Damage

You are responsible for any damage caused during your stay by you or your party, beyond normal wear and tear. If anything is damaged, we will contact you with evidence and a reasonable cost before asking you to pay.

8. Our responsibility to you

We will provide the Acorn as described on this website, with reasonable care and skill. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law. Otherwise, we are not responsible for losses that were not reasonably foreseeable, or for the loss of or damage to belongings you bring. Your legal rights as a consumer are not affected.

9. Questions and complaints

If something isn’t right, please tell us during your stay so we can put it right. You can reach us on WhatsApp through the website or at hello@theacornlibrary.com.

10. Law

These terms are governed by the law of England and Wales. If you live elsewhere in the UK, you can also bring a claim in the courts where you live.
